Canyon Country's housing is among the most varied in Santa Clarita, spanning older post-war tracts, established hillside neighborhoods, newer subdivisions, and rural acreage. Whites Canyon, the community's oldest neighborhood, holds some of the earliest homes, while developments across Soledad Canyon Road and Sierra Highway range from attached townhomes to larger single-family houses. Sand Canyon and the eastern edges offer bigger lots, equestrian properties, and custom homes with mountain views. Because Canyon Country is Santa Clarita's largest community, it provides a broad price and product range, from condos and starter homes to executive and view properties, often at more accessible levels than the newer master-planned parts of Valencia.

The Sulphur Springs Union School District serves the majority of the community for elementary grades, while the Saugus Union School District covers the western portion.
